AI agent for real estate

An agent that knows every listing: answers about size, floor and price, remembers which property the buyer is talking about and books viewings straight into your calendar - even at 2 a.m.

Sound familiar?

Inquiries never stop, viewings never get booked

Buyers write in the evening and on weekends. By the time you reply, they are already with another agency.

"How much is that two-bedroom?"

The same questions for every listing: size, floor, parking, price. Hours on the phone your agent could spend in the field.

Paper chaos around scheduling

A viewing agreed in a message, written on a sticky note, forgotten. The buyer shows up - nobody is waiting.

What the agent does for you

Everything below already works - no coding and no "implementation team".

Your whole offer in a table the bot reads

Keep your listings in a simple table (or Google Sheets) - every property with its code, size, floor, price and status. Change a cell and the bot knows instantly.

Remembers the conversation like a human

The buyer asks about two apartments and says "book me the first one" - the bot knows exactly which one that is. No mixed-up properties.

Viewing bookings with a form

The bot shows available slots as buttons, the buyer picks one and leaves contact details - the viewing lands in your calendar with name, phone and property code.

Confirmations without lifting a finger

The buyer instantly gets an email confirmation of the viewing (SMS coming soon). Fewer no-shows, fewer calls.

Only available listings get offered

A sold or reserved property does not show up in the offer - the bot avoids awkward situations.

Voice agent Soon

A visitor taps the mic in the chat and asks out loud - the agent answers about your listings and books a viewing. Answering phone calls is on the way.

Why this changes the day for real estate agencies

A buyer looking for an apartment does not watch one agency, they watch five. They write in the evening, from a phone, while scrolling listings. The first agency to reply gets the viewing, the rest get silence. An agent that immediately answers about size, floor and price keeps that buyer with you until your own agent can take over.

The biggest time sink in an agency is not the viewing, it is the phone. Size, floor, elevator, parking, heating, paperwork - the same questions about the same apartment, ten times over. When the agent on the site answers those, the phone call starts with a serious buyer who already knows the basics.

Scheduling is the other hole. A viewing agreed in a message and jotted on a scrap of paper tends to get lost, and a buyer who arrives at a locked door rarely comes back. When the agent books a viewing, it enters the calendar with the name, phone and property code, and the buyer gets a confirmation right away.

And something easy to overlook: sold stays sold. The moment the status in your table turns to sold or reserved, the agent stops offering that property. No awkward conversation about an apartment that went two weeks ago.

It is worth saying what the agent is not. It is not a form with pre-written answers, but it does not talk from memory either. It answers strictly from what you entered: your listings, descriptions, conditions, site pages. When something is missing it says so and offers to take a contact - and you keep a record of what the buyer was after.

That record is worth as much as the conversation itself. A list of requested locations, sizes and budgets you did not have is the best pointer to what to take on next. The same goes for questions the agent could not answer: that is an exact list of what your descriptions are missing.

This is how it looks in a conversation

The buyer asks about two apartments, then says the first one - the agent knows exactly which one that is.

Hi, I saw the two-room apartment in Vracar. Which floor is it on?
Third floor out of six, with an elevator. 58 square meters, a 6 square meter balcony, price 189,000 euros.
Is there anything similar a bit cheaper?
I have two: 54 square meters in Neimar for 165,000 and 56 square meters near Kalenic market for 172,000. Both are move-in ready.
The first one, can we view it on Saturday?
We can. Saturday is free at 11:00 and at 13:30. Which time suits you?
11:00
Noted. Leave your name and phone and I will send you the confirmation with the address.

What the agent does not do

The limits are deliberate, so the agency never inherits a promise it cannot keep.

It does not negotiate the price

The agent gives the price from your listing and notes that the buyer is open to negotiating. You lower the price, not the bot.

It does not give legal advice

Questions about title deeds, taxes and contracts go to your team. It answers only what is written in your listings and on your site.

It does not offer what is gone

A property that is sold or reserved never enters the conversation. If there is no match, the agent says so and takes a contact for later.

What you need to get started

Your listings in a table

One row per property: code, type, size, floor, location, price, status. Google Sheets works too, as does the XML feed you send to listing portals.

Your agents working hours

Without it there are no free viewing slots. You enter who works when and how long a viewing takes.

One line of code on the site

Paste it into the site footer, the same as Google Analytics. Channels like WhatsApp and Instagram connect from the app.

Half an hour of your time

That is how long it takes to review the first answers and adjust the tone. After that the agent runs on its own.

From zero to agent in 3 steps

1

Add knowledge

Your website, price list, listings table or documents - the agent learns in minutes.

2

Paste one line of code

Onto your site - or connect WhatsApp, Viber, Instagram, Messenger.

3

The agent works for you

It answers, recommends and books 24/7. You follow every conversation in the dashboard.

Frequently asked questions

How do I add listings to the bot? +

Into a simple table in the dashboard (like Excel) or by connecting a Google Sheets spreadsheet. Each row is one property with all its attributes. Scanning your website works too.

Does the bot mix up listings in a conversation? +

No - it remembers the full list of properties mentioned in the conversation, so "the first one" or "the one on the third floor" always means the right listing. And at booking time the property code is checked against your offer.

Where do booked viewings end up? +

In your calendar (in the app or Google Calendar), with dedicated fields: service, name, phone, email and property code - not dumped into a note.

What if the buyer wants something you don't have? +

The bot says what similar options exist in your offer, and can note the contact for a callback when a matching property appears.

Does the buyer know they are talking to a bot? +

Yes, that is the honest way and it works best. The agent introduces itself as the agency digital assistant, and the moment a person is needed it hands the conversation over.

Does it work on Instagram and WhatsApp too? +

Yes. The same agent, the same listings and the same calendar work on the site, WhatsApp, Viber, Messenger and Instagram.

What if I have 300 properties? +

Not a problem. The listings can come from a table in the app, from a Google Sheets file, or from the XML feed you already send to listing portals.
